Özak Gayrimenkul Yatırım Ortaklığı was founded in 2009 to bring the real estate business of Özak Global Holding under one roof. The company went public in 2012 and trades on Borsa Istanbul under the code OZKGY.

Özak GYO develops housing, office, warehousing, tourism and retail projects. It has completed 12 projects to date, operates 4 and has 2 new residential projects in preparation, alongside 5 tourism projects in Kemer, Didim, Demre and Bodrum.

According to independently audited figures dated 31 December 2024, the company holds total assets of 54.67 billion TL, a real estate portfolio valued at 40.34 billion TL and a net asset value of 49.64 billion TL.

Frequently asked questions

Can a foreign buyer purchase a home in an Özak GYO project?

Yes. Turkey places no general restriction on foreigners buying residential property, only military zones and certain border areas are restricted. None of the Istanbul projects on this page fall into that category.

Which projects are ready for handover?

Residents moved into Özak DOA Göktürk from March 2024. Büyükyalı İstanbul and Hayat City Mahmutbey are complete. Delivery at Özak Dragos is planned for December 2026 and at Hayat Flora for February 2029.

Why are price lists not published on the site?

Current prices come from the developer unit by unit and move with the exchange rate and remaining stock. Rather than publish a list that has gone stale, we send you the correct figure for that day once we have your enquiry.

What is the tax advantage at Hayat City?

Hayat City Mahmutbey holds urban transformation project status. According to the developer, that status gives buyers a 1% VAT rate and an exemption from the title deed fee.

Which apartment qualifies for Turkish citizenship?

A citizenship application through real estate carries a legal minimum amount and a valuation requirement. Which unit meets that threshold depends on the project and the exchange rate of the day. Contact us and we will identify the right one.
