Özak GYO's Istanbul Portfolio: Six Projects, Six Different Buyers

From Halkalı to Maltepe, from the Göktürk forest to the Kazlıçeşme shoreline, we compare six Özak GYO projects side by side. Which are ready now, which sit on a metro interchange, and which suits your plan?
The hardest part of choosing a project in Istanbul is that options which look alike often serve completely different buyers. The gap between a completed apartment and one delivering in 2029 is not just a date. It changes the payment plan, the citizenship timetable and the month rental income starts. This article compares the six Özak GYO residential projects in Istanbul against the same set of criteria.
Realty Galaxy Global is an authorized sales representative for Özak GYO projects. The full portfolio and the developer's corporate record sit on our Özak GYO page.
About the developer

Özak Gayrimenkul Yatırım Ortaklığı was founded in 2009 and went public in 2012. It trades on Borsa Istanbul under the code OZKGY. The company has completed 12 projects, operates 4 and has 2 more residential schemes in preparation. Independently audited figures dated 31 December 2024 put its real estate portfolio at 40.34 billion Turkish lira. Those numbers matter, because on an off-plan purchase the buyer's real security is the developer's balance sheet.
Ready for handover
Özak DOA Göktürk is the most boutique scheme on this list. Three blocks hold just 67 apartments, each block ground floor plus four storeys. Layouts run from 3+1 to 5.5+1, and every home has a balcony, terrace or garden facing the forest. Construction is complete and residents moved in from March 2024. It suits families who want large floor areas, distance from the noise of the city and few neighbours.
Büyükyalı İstanbul sits at the other end of the scale. On the Kazlıçeşme shoreline, directly on the Marmara Sea, it holds 15 blocks, more than 1,540 homes and 59 commercial units. It was built by a partnership of Özak GYO, Ziylan Real Estate and Yenigün Construction. Layouts run from 1+1 to 5+1, with penthouses, lofts and FENDI Casa signature apartments. The restored historic Fişekhane building is the social heart of the project, with exhibitions, concerts and dozens of restaurants, and a private pedestrian bridge reaches the shore and the pier in about a minute. It suits buyers who want the sea, proximity to the Historic Peninsula and a neighbourhood that is already alive.
Hayat City Mahmutbey is the third completed project. A single tower with 142 homes stands immediately beside Mahmutbey metro station, the interchange of the M3 and M7 lines, which puts the business districts within reach without a car. Urban transformation status brings a 1 percent VAT rate and exemption from the title deed fee. Our full note on Hayat City covers the detail.
Under construction
Özak Dragos is on the Asian side, in Cevizli, Maltepe. Five blocks hold 458 homes across a 15.5 decare site, each block ground floor plus 13 storeys. About 60 percent of the land is garden and landscaping, and there is no vehicle traffic inside the site. Selected apartments look out over the Princes' Islands and the sea. The E-5 Cevizli exit is immediately alongside, Esenkent station on the M4 metro is a short walk, and Sabiha Gökçen Airport is 20 to 25 minutes by car. Delivery is planned for December 2026.
Özak Duyu Göktürk shares a neighbourhood with DOA but speaks to a different buyer. It holds 141 homes, buildings are limited to five storeys, and layouts run from 1+1 to 4.5+1. Unlike DOA it offers smaller units, which opens Göktürk to buyers looking at the area for investment rather than a large family home.
Hayat Flora is the largest scheme in the portfolio. In Halkalı, Küçükçekmece, it spreads over roughly 92,440 m² with 21 blocks, more than 1,380 homes and over 45 street level shops, developed under a revenue sharing model with Emlak Konut GYO. Halkalı Marmaray station is a short walk away and Halkalı is the planned terminus of the M11 metro line to Istanbul Airport. Delivery is February 2029, which suits buyers planning long term and wanting to use a construction period payment plan.
Matching project to buyer
A buyer who wants to move in now, or to take the title immediately, has three options: Özak DOA, Büyükyalı and Hayat City. That matters for citizenship applicants, because a completed project allows the deed to transfer at once and starts the application clock earlier.
A buyer who wants to spread payments over a longer horizon should look at Hayat Flora and Özak Dragos. If the sea comes first, Büyükyalı and Özak Dragos. If green surroundings and quiet come first, the two Göktürk projects. If transport comes first, Hayat City and Hayat Flora.
Why we do not publish prices
We publish no price list for any of the six. Current prices come from the developer unit by unit and move with the exchange rate and remaining stock. Keeping an old list online would misinform the buyer. Once we have your enquiry we bring back that day's correct figure and the payment options from the developer.
For citizenship purchases, which unit clears the legal threshold is settled by the appraisal report. Our citizenship page explains the route, and you can contact us to identify the right unit.
Project facts in this article come from Özak GYO's official project pages and disclosures made through the Public Disclosure Platform. The developer may update project details, and we reconfirm the current position on every enquiry.
